Here’s one of our favourite repair jobs that sorted a faulty roof and saved a summer.
Conservatory Roof Repairs on Timber Frames
Each and every year, the Totalseal Repairs team travels far and wide to provide our clients with help for conservatory roofs.
One of our most memorable repair jobs took us to the bonnie banks of Loch Tay to fix a leaking timber conservatory roof.
The sun was shining, the scenery was idyllic, and we spent the day restoring a beautiful timber conservatory back to a dry, usable space.
Fixing a worn, failed seal never takes long. The longest part is the drying, which is why we always arrange our jobs around the weather.
Before the sun had time to set, we were back on the road in time for tea. Leaving our customers happy and confident that their conservatory would stand up to Scotland’s many rain showers.
How We Actually Fixed This Timber Conservatory Roof Leaks
When we got to the house, after speaking with the owners and running them through our process, the first step was to inspect the frames and assess where the leak was located.
For timber frames especially, we need to check for rot. If the wood has rotted, the seal won’t hold for long. Quickly leaving you with the same problem.
In this case, no rot was present. So once we confirmed the extent of the issue, we gave the owner a clear, honest quote. With their approval, we got to work.
The team carefully removed the old sealant. Then we carefully cleaned and thoroughly dried the area.
Once the surface was properly prepped, we applied a high-quality sealant designed to stand up to harsh Scottish weather. And because there was no rain forecast, we were able to leave it to cure properly and securely.
Why is Timber Prone to Leaking Conservatory Roofs
There is absolutely no denying that timber conservatories look incredible.
However, with Scotland’s cold and wet climate, they can take a battering over the years.
Unlike uPVC and aluminium frames, timber swells when it gets wet and shrinks when it dries again. Not to mention changes with temperature changes.
This movement can put stress on the seals. And your conservatory is full of them!
Roof panels, glazing, joints, and corners can all suffer as the structure expands and contracts, causing seals to shrink, split, or crack, causing tiny cracks to form.
And once a crack appears, it’s basically game over for your weather protection.
The next time it rains, water can work its way into your conservatory and then into your home, starting a cycle where moisture gets in more easily each time.
Left unchecked, leaks can end up ruining your furniture, carpet, and any item under its roof. In extreme cases, it can result in mould, damp, and rotting wood.
But most importantly of all, it can wreak the favourite feature of your home and result in expensive repairs.
